New Haven of Reile's Acre Plat

COVENANTS & RESTRICTIONS

The New Haven of Reile's Acres Addition Declaration of Covenants, Conditions, Restrictions, Reservations, Easements, Liens, and Charges is a master set of covenants which govern all lots. Declaration of Covenants are formulated in accordance with the City of Reile's Acres Ordinances. Please take note that the covenants have provisions for construction materials, setbacks, fences, and outbuildings, among other restrictions. All improvements should be presented to the New Haven of Reile's Acres Architectural Review Committee for approval prior to being ordered or constructed.

  1. Easements: 10’ utility & drainage easement, 30’ utility & drainage easement
  2. Guidelines: Fences may be placed on the utility & drainage easement line between backyard and 10’ utility & drainage easement, or between the 10’ utility & drainage easement and the 30’ utility & drainage easement. No structures, buildings, or features of any kind may exist within the utility & drainage or landscape easement. 

40th Abutting Lots

  1. Easements: 10’ utility & drainage easement, 40’ landscape easement (berm). 
  2. Guidelines: Fences may be placed on the utility & drainage easement line either to the North- between backyard and utility & drainage easement, or to the South by 10’- between the utility & drainage easement and landscape easement. No structures, buildings, or features of any kind may exist within the utility & drainage or landscape easement. 

Retention Pond Abutting Lots

  1. Easements: 30’ utility & drainage easement, 30’ retention pond maintenance easement*
  2. Guidelines: Fences may be placed on the utility & drainage easement line. No fences, structures, buildings, or features of any kind may exist within the retention pond abutting utility & drainage easement as to not pose a risk to the development of the native grasses. Retention pond maintenance easements* (30’) are to be mowed by abutting Lot Owner(s) and may not be occupied by any structure or feature of any kind at any point in time.
